Xi'an Afang Palace Senior Living Apartment Wooden Door Project Case Study

1. Project Overview

The Xi'an Epang Palace Senior Apartment & Elderly Service Center is a key livelihood & wellness project in Xi'an, located east of West Third Ring Road and south of Epang 1st Road, dedicated to creating high-quality, livable accommodation for the elderly.

The Party A of this project is Shaanxi Tianda Hongcheng Construction Engineering Co., Ltd., responsible for overall interior decoration coordination of Bid Section 2. The Party B, Shaanxi Wanmei Dixiu Furniture Co., Ltd., undertook the full-process supply, installation, finished product protection and after-sales maintenance of Meixin brand interior wooden doors for Buildings 8–14 (7 buildings in total).

 

The total tax-inclusive contract amount is RMB 5.2513 million, covering 612 senior apartments of three types (Type A/B/C). The supplied products include bedroom wooden doors, bathroom doors with lintels, kitchen double doors, as well as complete door frames and decorative mouldings. The total construction period is 58 calendar days with strict phased acceptance requirements. This project serves as a benchmark wellness supporting project jointly completed by both parties in Northwest China.

 

2. Project Challenges

2.1 Strict Phased Construction Schedule & High Coordination Requirements

Party A adopted a tiered construction and acceptance standard, requiring Buildings 9 and 11 to be fully finished by April 30, 2024. Construction of the remaining buildings could only commence after passing Party A's dual inspection of quality and progress.

With only 58 days for full completion, all production scheduling, logistics delivery and on-site construction must align with Party A's overall renovation timeline. Any schedule delay would disrupt the entire project delivery of Party A.

2.2 Special Standards for Wellness Scenarios & Rigorous Quality Control

As a public elderly care project, Party A set stricter standards for environmental protection, safety, practicality and sound insulation than ordinary residential projects:

• Odor-free and pollution-free materials to protect seniors' health;
• Sturdy door panels with smooth edges to avoid collision injuries;
• Moisture-proof performance for kitchen and bathroom doors.

All products must comply with national codes for construction, environmental protection and fire prevention, with full on-site supervision and inspection by Party A throughout construction.

 

2.3 Mass Standardized Construction & Formal Acceptance Rules

The project covers 612 apartments with unified specifications for three unit types. Each unit is equipped with bathroom doors, bedroom doors, kitchen double doors, matching door frames and single/double wrapping mouldings, forming a large-scale standardized supporting project.

Party A assigned dedicated on-site supervisors and material receivers. All incoming materials, construction procedures and acceptance records require signature verification by designated Party A staff. Only documents sealed with official company stamps from both parties are valid for settlement and acceptance; signatures of individual staff shall not be recognized, demanding highly standardized management.

3. Solutions

3.1 Product Selection: Paint-Free Solid Wood Composite Doors Tailored for Senior Care

Meixin paint-free solid wood composite doors were selected to meet the needs of elderly communities, with core specifications as follows:

• Eco-friendly substrates: Door panels adopt E1-grade medium-density fiberboard and honeycomb structural board as filling materials, with formaldehyde emission complying with GB18580. All adhesives meet GB18583 standards to eliminate harmful substances at the source.
• Optimized structure: Door frames are assembled with 30mm LVL solid wood planks (minimum width 100mm), forming 40mm thick door panels with outstanding impact resistance and structural stability. The 30mm honeycomb core delivers sound insulation above 28 decibels for a quiet living environment.
• Moisture-proof treatment: The back of door frames, wall casing boards and decorative lines are coated with melamine waterproof layers to adapt to humid kitchen and bathroom areas and extend service life.
• Safe finish: 16-thread PVC vacuum film lamination creates smooth, rounded surfaces with bonding strength ≥0.40MPa to prevent peeling and scratches for the elderly.

3.2 Schedule Management: Batched Delivery & Advance Production Scheduling

A phased delivery strategy of "pilot construction first, mass rollout later" was formulated to tackle tight deadlines:

• Advance production preparation: Production of doors for Buildings 9 and 11 started immediately after contract signing upon receiving 20% advance payment from Party A, ensuring on-time delivery of the first batch.
• Milestone-based progress control: The production, transportation and installation schedules were refined day-by-day, reversed from payment milestones: 60% payment upon material arrival, 80% payment after full installation, and 97% payment upon overall project acceptance.
• Rolling construction arrangement: Production of materials for other buildings proceeded simultaneously during construction of Buildings 9 and 11. Mass installation kicked off right after the pilot buildings passed acceptance to minimize total construction duration.

3.3 Quality Control: Full-Process Standardized Inspection System

A three-level quality inspection system was implemented from production to installation:

• Factory inspection: Every door was tested per GB/T29498 before delivery. Thickness deviation of frames and panels was controlled within ±1mm, diagonal length difference ≤3mm, and surface flatness ≤2mm to guarantee qualified factory output.
• On-site material acceptance: Upon arrival, all goods were counted jointly by Zhao Shutang, Party A's designated material receiver, accompanied by product certificates and test reports. Non-conforming products were rejected on-site and reproduced promptly.
• Installation specifications: Construction followed GB50210 acceptance codes. Verticality of door frames ≤3mm; gaps between door leaf and upper/side frames controlled at 1.5–4mm; floor gap of bathroom doors maintained at 8–10mm, balancing functionality and aesthetics.

4. Project Achievements

4.1 Delivery Metrics

1. Scope of delivery: Completed supply and installation of interior wooden doors for 7 buildings and 612 apartments, including bathroom doors, bedroom doors, kitchen double doors and matching frames & mouldings.
2. Schedule compliance: Buildings 9 and 11 were finished as scheduled on April 30, and the full project was delivered within the 58-calendar-day timeline, matching Party A's overall renovation schedule.
3. Quality acceptance: All indicators including environmental performance, sound insulation and structural strength satisfied national standards and contract requirements. The project passed final acceptance by the property owner in one go with zero quality defects and zero schedule delays, fully meeting Party A's delivery standards for interior decoration.

4.2 Value Delivered to Client

1. Controllable cost: Fixed comprehensive unit pricing covers all costs including manufacturing, transportation, installation and after-sales service with no extra charges during the whole project, helping Party A accurately control renovation budgets.
2. After-sales support: A 2-year full product warranty with free repair and replacement for defective parts. A written reply will be provided within 1 working day upon receiving maintenance notice, and on-site service staff will arrive within 2 working days to guarantee efficient operation of the senior care project.
3. Full compliance: Complete test reports and 13% VAT special invoices are provided for all products. Standardized contract and settlement procedures fully satisfy audit requirements for public construction projects.

5. Project Value & Significance

This project represents a successful cooperation between Shaanxi Tianda Hongcheng Construction Engineering Co., Ltd. and Shaanxi Wanmei Dixiu Furniture Co., Ltd. Leveraging Party A's professional overall engineering management and Party B's mature supporting & construction capacity for wooden door projects, a large-scale livelihood wellness project was successfully delivered.The project verified Party B's capability to deliver large public construction projects under standardized management of Party A, and accumulated mature experience in wooden door matching for elderly care scenarios. It laid a solid foundation for future in-depth cooperation between both parties and business expansion in regional senior apartments, indemnificatory housing and other livelihood projects.
